The Regional Ring Road: which markets actually change

Every parcel within forty kilometres of the alignment is being marketed as an RRR play. The evidence from the Outer Ring Road says proximity to an interchange, not to the road, is what moved prices.

There is no piece of infrastructure in Telangana being used to sell more land than the Regional Ring Road. We have been shown brochures for parcels thirty-eight kilometres from the alignment described as RRR-adjacent.

The useful question is not whether the RRR will lift land values. It will. The useful question is where, and by how much, and the Outer Ring Road gives us a decade of evidence to answer it with.

What the ORR actually did

We tracked transacted pricing in bands measured from ORR interchanges rather than from the road itself, across the eight years following commissioning.

Land more than fifteen kilometres from an interchange barely outperformed general land inflation, even where it sat within two kilometres of the carriageway. A road you cannot get onto is a boundary, not an amenity.

Applying it to the RRR

  • The northern alignment’s confirmed interchange locations are the only coordinates that matter. Everything else is noise.
  • A five-kilometre band around a confirmed interchange is where we would expect the ORR pattern to repeat most closely.
  • Alignment is subject to revision until land acquisition notifications are published. Parcels bought on a projected alignment carry a real and underpriced risk.
  • Timing matters more than most buyers assume. The ORR premium accrued over eight years, not two.
A road you cannot get onto is a boundary, not an amenity.

Our position

WENS is buying inside confirmed interchange bands on the northern alignment and nowhere else on the RRR story. We are declining parcels marketed primarily on RRR proximity where the nearest confirmed interchange is beyond about eight kilometres, regardless of price.

That is a narrower filter than most of the market is applying. It reflects what happened last time.
