About this project
This was an advisory mandate rather than a WENS development. A consortium of three developers engaged us to model bid ceilings and build a delivery case for a Neopolis parcel ahead of the auction.
The work covered comparable auction analysis, permissible envelope testing, absorption modelling against the western corridor pipeline, and a phased cash-flow projection under three price scenarios.
The consortium bid at our recommended ceiling and won the parcel. Development is now under way under the consortium’s own delivery team.

Kokapet is the most institutionally priced land market in Hyderabad. The TSIIC Neopolis auctions moved the reference price for the entire western corridor and pulled Grade A office and branded residential demand across the Outer Ring Road.
