What the client needed
A Dubai family office acquired four floors of a Financial District tower as a yield asset. Nobody from the principal’s side had visited the building, and nobody intended to.
They had one requirement above all others: a single accountable party. They had previously used three separate agents across two Indian cities and had spent more time reconciling their reports than reading them.
What WENS did
We took the whole scope — leasing, fit-out coordination, rent and CAM collection, statutory compliance and reporting — under one mandate with one named relationship manager.
Occupier sourcing was deliberately narrow. We approached established occupiers with existing Hyderabad operations rather than running an open marketing campaign, because covenant strength mattered more to this owner than headline rent.
The fourth floor has been deliberately held vacant rather than split between two smaller occupiers. Splitting would have raised current income and lowered the asset’s value on exit.
Reporting was built to the owner’s board format rather than ours, so nothing has to be re-cut at their end.
What resulted
Three of the four floors are let on leases of five years or longer to occupiers with existing Hyderabad operations.
Collections have run at 100% since the first lease commenced, with no arrears carried into a subsequent quarter.
The owner has since instructed WENS on a second acquisition in the same corridor.
We asked for a single accountable party for eighty-four thousand square feet and a quarterly report we could take to our board. Three years in, we have never had to chase either.
