What the client needed
Keystone was WENS’s first ground-up residential development. The 14-acre Mokila parcel had a permissible envelope supporting 84 villas, and every financial model we ran said to build all 84.
The models did not capture what the corridor looked like in ten years. Mokila in 2020 was full of layouts sold on a promise, and we had to decide whether Keystone would be judged on launch or on what it became.
What WENS did
We designed to plot orientation rather than to unit count. Sixty-eight villas, every one with a genuine setback, no back-to-back plots and a 1.8-acre central park that a denser layout could not have carried.
Every villa was handed over with a completion certificate, as-built drawings and a two-year structural warranty — none of which is standard practice for schemes of this size in this corridor.
The residents' association was constituted before the last handover, and WENS funded common-area management for its first twelve months rather than transferring an unfunded liability.
What resulted
All 68 villas were sold and registered, with the last handover completed in November 2023.
Resale transactions at Keystone have consistently cleared above comparable Mokila schemes — the premium reflects the density decision, not the specification.
Eleven of the 68 buyers have since transacted again with WENS on other assets.
We had already paid an advance on a different plot when we engaged WENS to check the papers. They found the layout approval had lapsed. We lost the advance and avoided losing the rest.
