What the client needed
WENS identified a contiguous block on the Mokila–Shankarpally road that would support a plotted scheme of meaningful scale. The block was held by eleven owners across four families, with extents that did not reconcile against the revenue record and two active partition disputes.
The commercial case only worked at full extent. Buying nine of the eleven parcels would have produced an awkward, low-yield layout and a permanent boundary problem.
What WENS did
We started with the record rather than with the owners. Every survey number was pulled, every sale deed in the chain traced back to the 1960s, and the physical extent surveyed against the record before a single price was discussed.
That work found a 1.4-acre discrepancy between recorded and actual extent across the block, concentrated in three parcels. Establishing this early meant it was priced correctly rather than discovered after agreements were signed.
The two partition disputes were resolved through mediated family settlement deeds, which WENS funded and coordinated over nine months. Neither went to court.
Acquisition was sequenced rather than simultaneous. The three parcels most likely to hold out were secured first through option agreements, which removed the leverage that a late holdout would otherwise have had.
What resulted
All eleven parcels were acquired over fourteen months at a blended price 11% below the corridor average for the period, with a single clean title at the end of it.
Layout sanction was obtained without a single objection, because the extent on the application matched the extent on the ground.
The resulting scheme, WENS Meridian, sold its first phase out within nine months of release.
Their bid ceiling came in below what two of us wanted to pay. We held to it, we won the parcel anyway, and the eleven crore we did not spend is the reason the scheme works.
